Custom One and Today's American Builder offer the benefits of a national franchise organization to small, home loan builders. Their marketing methods provide the difference. For builders, their costs are in buying the franchise which is good for four years, a service fee that is one percent of sales and a $350-a-month advertising fee. In turn the builder receives a brand name, management training, group discount on materials purchases, group insurance rates, credit checks and more. Custom One offers a similar package. Management will be the determining factor of these programs to be successful. The franchises could effectively compete with the major builders.

Kenneth D. Laub is a real-estate broker who is very bullish on the office market in downtown Manhattan. New buildings softened rents but they are now fairly firm. There has been a surge in leasing activity for new space. The market could head down if there is a jolt in occupancy cost that could deter law firms relocating in downtown space. Foreign investors have influenced longer-term prospects.
