Property markets in Asia are feeling the effects of the recession that began in 1997. Gluts are present in Thailand, Hong Kong, Malaysia and Indonesia, with supply approximately 15% higher than demand in Jakarta. Interest rates have risen as high as 40% in Indonesia. Japan's rentals are expected to keep the economy somewhat stable, although recovery is not yet predicted. Regulation in Singapore has prevented a glut in available space.

Yield investors typically have focused on bank stocks, but bank stock prices in Australia have increased by 50% and the market is now volatile.

Fears of a plunge in values in spite of sound fundamentals
Article Abstract:
There is concern that as the Asian economic crisis continues, that Asian investors will sell their properties in Australia. If too many properties are sold at once, the property values in Australia are expected to decrease when they should be increasing. Trusts are doing well in 1998 because they got hundreds of millions of dollars in new institutional funds.
