Enterprise zone trusts offer tax advantages for UK investors. They offer as much as 40% tax relief but can involve high risk levels. Enterprise zone trusts invest in real estate projects in zones classified by the UK government as in need of development. The rental income of real estate affects returns for investors. The capital value of projects could fall if tenants cannot be found or rental growth is not forthcoming. Charges may not be easy to assess since these trusts are not regulated.

Housing trusts a flop
Article Abstract:
UK housing investment trusts (HITs) were proposed in the Nov 1995 Budget, but they are not likely to raise funds in amounts the government had hoped for. The government was hoping to boost rented dwellings by giving tax relief on collective investment in housing. Life insurers and pension funds have tended not to invest in residential real estate, and the government was seeking to change this. Some trusts will probably be set up, but it is unclear how significant this will be.
