Article Abstract:
The UK is experiencing a boom in the development and building of retail facilities. Facilities encompassing both retail and leisure marketing have been unable to generate financing in the UK, mainly due to the tradition of the two areas being separate, a dichotomy in the commercial level of charged rents, and poor communications between developers and financiers. In order to deal with the saturation of retail facilities in city centers, developers are increasingly looking to move facilities out of cities and into peripheral out-of-town locations. Research has indicated that shoppers prefer shopping in out-of-town retail facilities, those not located in a city center, particularly if those facilities contain leisure facilities. However, development of out-of-town facilities is running into opposition from city officials.

Putting your money where there's a rates holiday
Article Abstract:
The UK enterprise zones that were enacted in the early 1980s are now approximately half way through their tenure but opinions as to their success are divided. Critics claim that the zones are too expensive and that any benefits to the local economies will be lost when the zones' tenures are over. The project has cost the government 300 million pounds sterling since 1981. Rents inside the zones have risen 26.7% compared to rates outside the zones. When the zones change back to their previous tax status the occupants will lose their present tax advantages and they will be taxed on the inflated land rates so they could find themselves at a disadvantage to companies outside the zone.

Who's afraid of the town planner?
Article Abstract:
Office space rentals are often affected by planning department and private lease restrictions. Planning departments are responsible for prescribing appropriate uses for land in a given area and for granting use licenses. However, use permission from a planning department does not invalidate private land use restrictions and covenants imposed by the land owners. Renters can avoid possible land use conflicts by reviewing leases carefully for any time period, land use, or mixed-use proportion restrictions.
