Primary Health Properties (PHP) owns health center properties in the United Kingdom, which are leased to physicians. Risks are low since tenant physicians have rents effectively underwritten by the National Health Service. The company has low costs and has scope for increasing rents. It is developing a portfolio and has a yield of 9.3% for its real estate, paying some 8.25% for borrowings. PHP plans a full stock exchange listing in 1998, moving away from the Alternative Investment Market. The company's pre-tax profit is forecast at 1.2 million pounds sterling for 1997 to 1998 by Grieg Middleton.
