Rent reviews: the tenant's case

Rent levels have been increasing dramatically in the past ten to fifteen years. Tenants of business property should study every legal aspect of their contracts before having a rent review to insure its being fair and to his advantage. A tenant can usually find arguments regarding physical aspects of the property - its age condition, etc. If paying for the property by the square foot, he should look into what can be excluded, such as columns, areas under heaters or air conditioners - anything that cannot be used. Also the tenant can find a lot to challenge in the content of the lease itself. He should get legal advise before the rent review to clarify his legal rights.

Overcrowding on the property bandwagon

The UK commercial real estate market has become overdeveloped, resulting in a severe depression of rents and property values. Too many developers, attracted by demand for office space, rising rents, and the hefty profits being realized by developers who got in on the real estate development cycle early, entered the commercial real estate market, resulting in severe overcapacity. With the advent of the 1990-91 recession, demand for office space dropped, sending rents and the value of commercial real estate into a downward spiral.

Corporate property finance and owner-occupation
Article Abstract:
Owner-occupation, as opposed to commercial leasing, is gaining popularity in Great Britain. Factors that have influenced this trend include lower inflation, increased availability of bank financing, and growing disillusionment with lease agreements on the part of office tenants. A number of innovative mortgage and bond instruments have also made owner-occupancy more attractive. A long-term mortgage market is emerging in the UK, and many owner-occupants have profitably implemented sale and leaseback plans.
