There is concern that rising United Kingdom house porices could lead to inflationary pressure as consumer durable spending increases. Mortgage equity withdrawal could also add to inflationary pressures. Spending could increase if house prices continue to rise. Expectations of income growth may also lead to increased consumer spending and a further rise in house prices. In the long term, a rise in house prices looks set to feed into inflation, so consumers' faith in the future could be self-defeating.

The UK real estate industry could bring good returns for investors, argues Goldman Sachs. Rents could begin to rise in real terms as a shortage of real estate emerges in some locations. Fund managers are planning a rise in the weight of real estate in their portfolios and this has often signalled a good performance for shares in real estate companies. Real estate has also tended to provide some protection against inflation. Valuations are less easy to calculate.

Smaller companies in the UK real estate industry may be affected by takeovers. There are more than 80 real estate companies in the UK with a capitalization in the market of less than 40 million pounds sterling. Real estate values have dropped in the 1990s and this has affected the prospects for small firms. Mergers are likely. Rationalization has already begun, and TBI has acquired Molyneaux Estates in Dec 1995 for 43 million pounds sterling.
