Users are seeking higher quality and lower prices, while buildings can depreciate over time. Tenants are unwilling to commit themselves to long leases of over 10 years. US markets are relatively attractive, as are those in south east Asia, though Asian markets involve more risk. South Africa is also seen as an attractive market.

Demand for retail keeps the developers busy

Cross-border activity is increasingly important among retailers and larger units are also becoming common, with shortages arising, especially in the UK. Space is more easily obtainable in Portugal and Spain. Investment opportunities in the Czech Republic are attracting retailers. Some UK institutions are selling retail property and buyers tend to be real estate companies. Pooled ventures are also emerging in the retail real estate market.
