Anybody planning to let their property through a letting agent should ensure that they are fully aware of the fees. Usually, landlords are charged a monthly commission of around 10% of the rent received for letting and 15% to 17% for letting and management. Potential tenants should also be fully aware of the fees, and should not be charged a registration fee in return for property details.

Some UK letting agents include very unreasonable and expensive terms in their contracts with landlords and tenants. Unreasonable clauses include forcing landlords to give agents at least a year's notice of cancellation and obliging tenants to pay for all interior work on, and repairs to, the property.
