Mortgage bankers raise capital
Article Abstract:
More mortgage bankers are offering common stocks to the public to foster greater liquidity and generate more funds for expansion. The number of firms registering initial public offerings (IPO) for 1992 is unprecedented and this may be due to the prevailing conditions of the mortgage market favorable to IPOs. Not all companies will be successful in selling their companies to investors who are bound to select large companies with proven management capabilities. Public financing opportunities are abundant and marketing IPOs to the open market will prove to be lucrative.

Speakers at the Dept of Housing and Urban Development's (HUD) mortgage-market discrimination conference told participants that four kinds of studies are underway. These include analyses of accepted and rejected loan applications, controlled experiments with pairs of equally qualified but racially different applicants, studies of loan defaults, and Justice Dept investigations. HUD Sec Henry G. Cisneros said he and Comptroller of the Currency Eugene A. Ludwig intend to share HUD information, define discrimination, and analyze Home Mortgage Disclosure Act data.

Low mortgage interest rates and the resulting refinancing boom apparently
Article Abstract:
Home-equity lending grew by only 6.2% from 1991 to 1992, less than one-half of the 1990-91 rate, according to the Consumer Bankers Assoc's 1993 Home Equity Loan Study. Portfolios declined for about one-third of the 92 lenders in the survey, which also reported average sizes of open-end and closed-end credit lines, average loan-to-value ratios, and average borrowers' ages. The study's results suggest that borrowers capitalized on low 1992 interest rates to refinance their mortgages or take cash out of their properties.
