The location of Thurrock, Essex, England, on the M25 makes it a very attractive site for distribution companies. A new speculative building development for distribution outlets has rents of 6.75 pounds sterling. The developer paid 330,000 pounds sterling per acre for the 11 acre site. To counter the increasing traffic congestion around Thurrock, the local council are taxing developers to help to pay for remedies to ease the build up of traffic. Capital Shopping Centres being asked to contribute 1 million pounds sterling to a pedestrian link from their Lakeside Shopping Centre.

Many distribution operators may move into second-hand warehouses even though the buildings may not fulfill all of their requirements. The short-fall in purpose built warehouses and the lack of speculative building projects has lead to a shortage in supply. Some property companies such as Allied London Industrial Properties are tackling the problem by renovating older buildings and offering short-term leases. Distribution companies which are forced to move into buildings in prime locations may find the additional costs have a detrimental affect on their profitability.

Distribution companies are demanding more spacious warehouse buildings to cope with new handling and loading technology. Although some industry observers suggest demands for new buildings by the distribution industry are as a result of innovations to the supply chain rather than automation of the handling equipment. Many distribution occupiers want short term leases. They also require a minimum floor loading of 1,000 lbs per sq ft. Offices in the warehouses only account for about 2% of the space.
