The higher profile of Cardiff, Wales, has prompted housing developers to become concerned about the source of future land supply in the city. There is growing competition for sites that are becoming available, prompting a significant rise in prices. The largest rises are being seen in Cardiff Bay, especially for high-density development. House purchasers are prepared to pay higher prices around Cardiff Bay, but developers have not placed strong emphasis on low-density high-value executive housing anywhere else in Cardiff. However, improved lines of communication are set to prompt developers to look beyond Cardiff and into the valleys.

Article Abstract:
The UK government have predicted 4.4 million extra houses will be required by 2016, with 60% of the houses to be built on brownfield sites. Many developers are purchasing options on sites, in the hope they will gain planning permission. The government has proposed to hasten the planning procedures which often take over 12 months to complete. Land values reached a high in 1988, as demand for houses intensified. Land values have risen in 1998 to 65% of the 1988 figure. There are wide regional differences in land values. House prices have risen on average by 5% during 1998.

Article Abstract:
Lifetime housing, in the UK, is mostly being developed by housing associations, which are building energy efficient houses. Private developers are still designing houses for the average family and are slow to introduce technical innovations into their buildings. Some houses, in the US, are being designed to incorporate energy efficient equipment, such as triple glazed windows and geothermal heat pumps. Others have moveable walls to make the living space more adaptable. Mullion have been developing some lifetime housing, in the UK.
