Clear the way for better deals
Article Abstract:
A study looking into problems linked to ground rent leases found landlords and tenants often differed in their views and practice was not consistent throughout the sector. The majority of ground leases did not provide for redevelopment yet all the tenants who responded to the survey wanted the right to redevelop. Tenants also preferred to make an agreement where the net rental income and ground rent are linked, whilst just a third of landlords agreed with the proposition. Some two thirds of tenants wanted annual accounting compared to half of the landlords questioned.

Article Abstract:
Two important issues of concern in statutory valuations for leasehold enfranchisement that have most effect on short unexpired terms are valuation of freehold reversions and valuing leasehold interests. Advice for tenants considering payments to extend short leases is presented.
