The commercial mortgage market and Basel II
Article Abstract:
The provisions of Basel II banking regulations relating to mortgage of commercial real estate are discussed. If the banks are able to prove that there is less risk associated with this type of credit, they will be able to give credit at lower interest rate.

The role of commercial mortgage-backed securities (CMBS) as a souce of commercial-property loan funds has grown, and that has increased the role that bond rating agencies play in creating commercial mortgage-loan credit standards. Information on the underwriting standards that credit agencies use to rate CMBS, is presented. The agencies are replacing ratio-based rating tools with option-pricing models.
