An appreciation of the fact that firms can only effect drastic changes in 80% of a building's life cycle costs up to the detailed design stage should caution many company officials as to the implication of many start-up facility myths. These myths concern risks associated with information on the start up facility and the stakeholders in the construction. Managing a facility start-up involves identifying risks that would translate to costs, whether in the form of additional costs in the construction phase, the operation phase or in the maintenance phase.

Corporate real estate executives have the opportunity to make huge profits by tapping into the country's underutilized real estate assets, estimated to be worth $200 billion. However, they need to develop an aggressive disposition program that employes internal and external tactics to address various challenges to the disposition effort. Up-front information, strong incentives and mutually determined goals are also required for the success of this effort. Some tips on effectively disposing underutilized assets are presented.

Experts who spoke at the International Development Research Council's Europe Fall Congress in Geneva, Switzerland, agreed that technological innovation and globalization are changing the traditional notions of corporate real estate. For example, information technology (IT) has made it increasingly attractive for many high technology firms to move a substantial part of their operations to countries with lower labor costs. IT has also eliminated physical proximity as a key business requisite.
