UK fixed-term leases have been examined by courts in cases where leases have been terminated before time. Leases are hybrid types of property and relate both to personal property and real property. English contract law tends to emphasize the duty of innocent parties to minimize losses if contracts have been breached. Where abandonments occur, landlords can hold tenants liable to pay rent if they continue with contracts, though returns on property may become debts.

A landlord and tenant case in the UK involved Shortlands Investments as plaintiffs and Cargill plc as defendants.
