Evans protects family values

The Evans of Leeds listed property firm is being taken private through a bid from the controlling Evans family for the publicly held shares at a price around 40p under the asset value. It is not necessarily wrong for a relatively small property company with limited share trading to decide to become a private concern, but it is possible to raise concerns about the price of this deal. The Evans family is purchasing an ongoing business, and it therefore seems strange that shareholders are being asked to work from a break-up valuation.

The UK Accounting Standards Board's proposals for changes in the accounting treatment of properties seem reasonably beneficial to the property industry. However, there are a number of sensitive issues about which the industry should ensure that its views are made known. The most important proposals are those requiring depreciation of non-specialised properties occupied by a business and to exclude investment properties from this requirement.
