Most observers are fairly confident the Terminal Five will be built at Heathrow Airport, London, England. Others suggest the UK Labour government's views on planning may result in some traffic restrictions. Some local agents are concerned the additional traffic in the Heathrow area may reduce its popularity for office occupiers. Industrial occupiers are already moving into the area speculating Terminal Five will go ahead. Rental values of industrial buildings have increased to over nine pounds sterling per sq ft, in 1998, from around seven pounds and fifty pence sterling sq ft, in 1997.

Demand for industrial space around Heathrow Airport, London, England, is increasing and many tenants are willing to take leases for a longer periods, on newly built space. Rents have risen to over nine pounds sterling per sq ft, in 1998, from seven pounds and fifty pence sterling per sq ft, in 1997. Office space within Heathrow is often let on very flexible conditions. Office rents for space around Heathrow has risen to 30 pounds per sq ft, in 1998. Local agents estimate some 70 firms are searching for office space in the area causing rental values to rise rapidly.
