Harbouring desires: The MOD's retreat from south Dorset has hit the area's economy. But refurbishments and cheap rents may lure businesses back

A former MOD naval research establishment in south Dorset is to be transformed into a business park, by First Portland. The park will include offices, computer rooms and research and development laboratories, and rents are likely to be 22 pounds sterling per square meter. It does not have good transport links, and this is reflected in the low rents. A further MOD site, the old Portland Naval Base, is also to be developed, as a commercial port, by Portland Port, and the Royal Naval Air Station in Portland is expected to become a mixed residential and leisure complex.

Forecasting High Street rents

The property industry has moved rapidly towards adopting formal rent forecasting techniques over recent years. Colliers Erdman Lewis and PA Cambridge Economic Consultants have worked together on research into a forecasting model, using an approach which integrates national, regional and local models. This allows similarities and differences in rental performance between areas to be handled effectively, and has led to the production of extremely accurate five-year forecasts for High Street rents.

Turnover retail warehouse rents
Article Abstract:
Retail park owners could ensure regular cashflow and high occupancy levels by allowing retailers to operate a flexible rent system, which is based on ability to pay. The turnover rent system takes into account factors which determine demand, such as seasonal events, weather and interest rate fluctuations. Landlords would benefit from operating a turnover rent system because a guaranteed level of income would be agreed upon during a fixed period.
