Article Abstract:
There was relatively good take-up of office property in south Manchester, England, in 1999, but the levels of 1996 or 1998 were not reached. Four prelettings were achieved in 1998, but this dropped to two in 1999. However, it is predicted that take-up in 2000 could exceed 750,000 sq ft. Problems with traffic and high prices in the centre of Manchester have prompted people to look at peripheral sites. It will be necessary to monitor development if south Manchester is to fulfill the evolving requirements of new occupiers.

North to call the shots
Article Abstract:
North Manchester, England, has traditionally had local companies which have historic connections with the area. However, attractive rents and better road links to the area are set to extend its appeal. Some observers believe that speculative development is likely to take place in 2000. Demand for affordable space has already been met by Ron Wood Developments' Castle Brook business park, which has office suites from 5,000 sq ft to 45,000 sq ft. In time, a number of large operators, such as call centres, will be attracted to north Manchester.

The office property market is not the most significant in Bournemouth, England, with most requirements being small and local. There has been no speculative office development in the town since 1991.
