Property experts point out almost 1.7 billion pounds sterling worth of investment property was available in 1998. Rents for City offices are expected to decrease by 5% in 2000, as rents throughout the UK fall. Some observers suggest German investors have been investing in City property during 1998 but UK based institutions have been reluctant to buy. Others predict a number of firms may be cautious of making investments as they faced difficulties during the last recession. Almost 3 billion pounds sterling worth of property has been sold and purchased during Jan-Sep 1998.

Rents for offices on the outskirts of Birmingham, England, are predicted to increase to about 21 pounds sterling per sq ft. Demand for offices in the M42 corridor remains strong. Speculative office development on the outskirts of Birmingham is going ahead, with around 193,000 sq ft of speculative development underway. Local agents suggest fewer restrictions on car parking and the lack of listed buildings on the outskirts of the city has helped to make speculative development more attractive to developers.
