It is important that property development is undertaken within the framework of the size of the company and the size of its portfolio, according to Scottish Metropolitan Managing Director Scott Cairns. Cairns feels that the company, which is the largest property concern in Scotland, should focus on the markets with which it is familiar in Scotland and the north of England. He points out that there are particularly good prospects for rental and capital growth in Edinburgh, Scotland, where a number of high-quality retailers wish to establish a presence.

Public property companies are likely to have to become more flexible in the future, reviewing the sectors of the market in which they invest, their approach to development and the types of debt instrument they use, among other issues. They will need to improve risk management procedures, and will have to undertake better research and forecasting of the property markets. A key challenge will be to produce returns which are acceptable to equity investors.
