Issues concerning the use of land retained by landlords for activities that may interfere with the tenant-landlords regulations are discussed. Particular attention is given to the importance for landlords to respect the rights of their tenants.

Periodic motion: a Court of Appeal rules on the determination of periodic tenancies
Article Abstract:
UK courts have several times over recent years looked at whether one joint tenant can terminate a periodic tenancy and thus put an end to the right of any other joint tenant to remain in occupation of the premises. It is clear that joint periodic tenants are still vulnerable to their tenancy being ended by a fellow joint tenant without their agreement.

Problems on re-entry
Article Abstract:
The case of Hammersmith and Fulham London Borough Council v Creska Ltd has raised issues relating to landlords' rights to re-enter property to undertake repairs. In this case, the key issue was whether the landlord was entitled to an injunction restraining the tenant from obstructing its right to re-enter the premises. The judge ruled that an injunction should be refused, as the landlord was suffering no more than a delay in the carrying out of the work. This case will encourage other tenants to resist the exercise of a right of re-entry.
