Property experts suggest the demand for office space in Midtown, London, England, is buoyant yet rents for 1998 have improved only slightly, to 35-40 pounds sterling per sq ft, compared to rents in 1997. The majority of deals are with prelet buildings and there is little speculative building. Rents are still lower in Midtown compared to those in the West End of London. Rents in Covent Garden are around 37.50 pounds sterling per sq ft compared to 50 pounds sterling per sq ft in Mayfair. The Prudential company has plans to change its location to EC4 and withdraw from its offices in Holborn.

Some locations in the UK have become popular for certain types of businesses. Companies look for space which offers good access to a skilled workforce, room to expand and flexibility in the leases. Adequate parking facilities for workers is likely to become an important factor particularly as the government plans to restrict the use of car parking space. The popularity of specific areas is due to a number of factors, such as the Biotech industry favouring office space near academic centres.
