Tapping into the e-boom

US quoted property firms should exploit the electronic commerce boom by creating dot.com subsidiaries to make technology-related services available to clients, according to a report from investment bank JP Morgan. The stock market currently does not distinguish between property companies with an internet strategy and those without, but Lee Schalop, the report's author, argues that this situation will soon change. Equity Office Access Senior Vice-Pres of Real Estate Services Mich Sheinkop believes that telecommunications services such as web hosting and internet access are potentially very profitable.

Eskmuir is planning to expand its portfolio of property and has set aside some 30 million pounds sterling to pay for new investments. The property investment company Eskmuir was established in 1990, by the Laing family. It is due to be floated on the stock market, in May 1998. Its market value is placed at 150 million pounds sterling. Eskmuir's net asset value has managed a 12% compound rise each year between 1992-97. The management are willing to invest in a variety of properties. Some indusrty observers suggest the company will need to be more ambitious to encourage new investment.

Legal and General undertook intensive property investment work in 1996, buying and selling property worth a record 600 million pounds sterling. The concern believes that competition will lead to higher prices, and was therefore determined to make purchases before prices become too high. The property investment team will still be active in 1997, but will generally fund purchases from sales rather than from new money. It will not compete strongly to buy properties which it does not feel are worth the price being asked.
