The populations dwelling characteristics, economic standards, mortgage availabilities in the ten new member countries of the European Union (EU) are analyzed and compared to those of the fifteen existing member countries. The implications for real estate developers and mortgage lenders due to the recent additions in the membership of the EU are discussed.

The Annual Percentage Rate (APR), a money cost calculation tool used in the mortgage market, is examined for its costs and benefits in context of the United States and the United Kingdom. An alternative approach namely, Annual Effective Rate (AER) is suggested to help customers to overcome APR shortcomings.
