The REIT resurgence: a resilient industry rebounds
Article Abstract:
The real estate investment trust (REIT) industry of the US has successfully recovered from the economic crises of the 1970s and early 1980s which brought about high interest rates, recession, and overdevelopment in the real estate industry. Reformation of the industry, through self-regulation and internal restructuring, has reestablished REITs as a legitimate choice for real estate investors against other securities in the market. Forecasts predict the industry to account for 20% to 30% of the $3-$4 trillion commercial real estate market in the next 30 years.

An updated look at asset allocation: private and public real estate in a multi-asset class portfolio
Article Abstract:
Updates about asset allocation were presented. It was shown that private and/or private real estate contribute significant diversification and return benefits and warrant a meaningful allocation of at least 10% in a multi-asset class portfolio. Research on the 20-year performance of firms reiterated the important role that real estate can play in investment portfolios. It was also shown that real estate investment trusts are imperative for a small plan's real estate portfolio.

Article Abstract:
Real estate investment trusts (REITs) drew strong market demand in the late 1980s and early 1990s. However, REIT demand declined when interest rates increased in 1994, making other financial instruments more secure options as investments. In addition, transferors faced tax problems in a direct property transfer to a REIT. Umbrella partnership REITs (UPREITs) were formed to offset tax and debt losses for property owners.
