This is why the company decided to build the Princes Dock office and hotel complex on a prime waterfront site, rather than merely sell the land. Construction of a second office phase is due to start soon. Furlong emphasizes that care is being taken not to flood the market. He is not concerned about constructing new offices when so many listed buildings are vacant in the centre of Liverpool, England.

There is a shortage of stock at present, but long-term land supply seems quite good. Several large schemes are being planned, including the mixed-use Kingswood scheme to the west of Hull, England.
