The trouble with booms

Some sectors of the UK property market are beginning to experience strong growth. It seems inevitable that overdevelopment will eventually emerge, at the same time as a decline in demand. The key issue is the likely magnitude of this imbalance. In the current economic cycle, growth has been quite short-lived in comparison with the late 1980s boom. The economy is now entering a period of decline, and in the property market this will be reflected in a fall in occupier demand and thus rental/capital growth.

The future for rental growth
Article Abstract:
The state of the UK economy has an immense bearing on the rental performance of property, since greater demand for property leads to higher occupancy and low levels of available space. The state of the economyis affected by inflation and interest rates, the PSBR and tax rises and the balance of payments. Technological advances also affect the type and location of floorspace. It is expected that grwoth in rentals will increase by a maxium of 5% yr by end 1995 depending on locations.

The future for offices
Article Abstract:
There are structural changes taking place in the office market, with downsizing, homeworking, teleworking and hot desking all having an effect. There is an average vacancy rate of 10% in the main office centres and office rents have seen negative growth since 1990 according to Investment Property Databank. However much of the current sluggishness in the office market is due to simple oversupply following the major development boom in the mid and late 1980s.
