Trade-counter operators prefer to open outlets in industrial rather than retail parks, mainly located the outskirts of towns where parking facilities are good. The cost of retail outlets is too high for most trade-operators. Some property companies are introducing trade-counter parks which will encompass several operations on one site. A seven unit site in Welwyn Garden City, England, is already open. Some industry observers suggest trade-counter operators located in one area will increase custom whilst others feel that there will be no benefit from locating firms together.

There is a low level of speculative development in the East Midlands, and this is particularly reflected in the falling supply of secondhand industrial property. There is a strong demand for five-year leases for distribution space. Demand from established companies is focused on medium to large sized units.
