Office rents are rising in London, England, and this could attract real estate developers back to the market. A general improvement in the UK economic is also needed and growth in financial services would help boost the sector. Attracting demand is still a problem and new developments are likely ro be more energy efficient. Designs are being revised for some projects despite planning permission having been granted. Planning inspectors are tending to take greater interest in developments after new government guidelines.

Property concern Green Property has certainly expanded rapidly over recent years, but this has been in a controlled way, according to managing director Stephen Vernon. Some 70% of the company's holdings are in Ireland, and it has obtained a number of prime offices in Dublin over the last three years. It has purchased portfolios of secondary, primarily industrial, buildings in the UK, but will now focus on developing existing investments.
