Wall Street, public markets drive real estate investments in 1996

Well-capitalized opportunity funds and Real Estate Investment Trusts (REITs) have dominated the real estate acquisition market such as equity and debt investment. REITs and opportunity funds utilize buying powers, low cost capital and operating efficiencies to acquire the best opportunities. Public REITs enhance dividend growth and capital appreciation by purchasing assets while office and apartment REITs exhibit continuous investment activities. Real estate pricing have attracted REITs, opportunity funds and Wall Street investors due to its 15% rate of return on equity and mortgage assets.
