A primer for due diligence
Article Abstract:
Steps in conducting due diligence tasks for accountants and engineers, before a property is bought, are presented. A due diligence is done so that the costs of fixing physical problems can be determined, the capital reserves needed to maintain the property can be quantified while rents and accounting records can be examined. Accountants should determine the property's past, present and anticipated gross income and expenses. For engineers, zoning, lot configuration, streets, drainage and sewage are some of the issues to be clarified in a due diligence.
