Small investors, in a bid to maintain high yields from their property securities, are switching out of listed property trusts and into property syndicates. Many investors have switched to syndicates, which are unlisted and which offer the prospect of 8-9% yields, as they feel that yields on listed property trusts have fallen as unit prices have started bidding up.
