Article Abstract:
Apartment buildings as investments are becoming less popular among public real-estate investment funds. However, many real-estate funds have made big profits by selling apartment buildings bought at low prices in the 1970s. A case study of a large apartment building purchased once in 1976 and again in 1983 is presented. While investors realized a reasonable profit after the 1976 purchase, the only benefit the 1983 investors received was a tax shelter. Some public syndicators blame private syndicators for rising property prices.

The Manhattan office real-estate market continues to suffer from a surplus of space, according to a survey by Williams Real Estate. This surplus space is likely to be absorbed as the economy recovers. Nevertheless, the surplus represents a dramatic increase over the total Manhattan office space available in 1982.

The housing market has recovered strongly from its slump in 1982. A drop in the rates on government-backed loans was largely responsible for the recovery. The number of new-housing sales in 1983 may be exaggerated because the statistics do not take cancelled sales into account.
