Hong Kong's landlords are cutting down office rents

Landlords in Hongkong are cutting down office rents as they anticipate a massive amount of office space to hit the market in 1998. For instance, there is an expected eight-million-sq-ft of office space to be available at No. 9 Queen's Road. The move is a welcome news for office tenants who want to negotiate long rent-free periods from landlords and secure rental caps on renewals. Meanwhile, the rush to bring down prices in stratatitled offices has not affected office towers with one landlord. This is because big offices with a single owner tend to appeal to large tenants such as brokerages.

Kingboard's material edge

Kingboard Chemical Holdings Ltd. manufactures laminates that are used for printed-circuit board foundations. The company also produces the base materials that are used to manufacture the laminates. Producing these laminates bring about lower costs for Kingboard. It has also helped keep the company afloat in the midst of a price war with Taiwanese and Korean rivals. Kingboard is planning to increase production of its base materials and receive a US$10 million investment from Citicorp Everbirght China Fund.

Jimmy Lai shifts assets

Media magnate Jimmy Lai will sell his Database Gateway Ltd. newspaper and magazine interests to Next Media Ltd. for HK$2.62 billion (US$336 million). The publications are generally critical of the Chinese government, but Beijing has now given its approval to the sale. Mr. Lai will receive shares in Next Media, which, if converted to voting shares in 5 years, would give him about 73% of the company.
