Beware the 'neutron' loan; vast loans have been raised in the US using flexible property financing techniques, but those involved in the UK should tread with care

Yields on industrial property in Great Britain have increased recently, reflecting trends in real estate and the occupational market, but office building yields have not gone up as quickly. Property companies have been purchasing development properties but not to the same extent as financial institutions which are still the major investors. In North America, yields are closer to the money market than in Great Britain. There also domestic lending for commercial property has reached large proportions. The increased number of American banks in London have probably influenced and liberalized the capital market there. Institutional investors may be focusing less attention on property maintenance and depeciation and may be required to set up refurbishment programs. EMS: real harmonisation with Europe?
Article Abstract:
Possible UK membership in the European Monetary System (EMS) is likely to become a controversial policy issue. By joining the EMS, the UK would agree to participate in the System's exchange rate mechanism, which provides that all members maintain exchange rates within 2.25 percent of an agreed central parity. The System helps to reduce exchange rate volatility and inflation. There are differences in the way sterling and other European currencies are held and traded, and these differences could potentially create problems if the UK adopted EMS.
