Land Securities: more hope than promise

Land Securities is the biggest real estate investor in the UK, and accounts for some 25% of the UK's real estate market capitalization. UK real estate values dropped by 4% in 1995, but there are hopes of an improvement in 1996, and the company's share price has risen by over 14% since Oct 1995. The market is unlikely to see a major rise in rents, and the company already has property let at rents above market rates for 1996. The share price rise does not appear justified.
