Demand is greater than supply, and they are attracting customers. Occupancy levels are high and government restrictions on supply have been imposed.

Beechcroft is a developer of retirement homes which carried out a stock flotation in 1996. The company's stock price has changed little since then, but this could change in the two years from Dec 1999. The company aims to increase its turnover to 30 million pounds sterling annually by year-end 3002. Beechcroft has acquired two new sites with options over three additional sites. The company should achieve a profit of 850,000 pounds for 1999, rising to 1.3 million pounds for 2000.

Hammerson: less isn't more

Hammerson is a UK real estate company which has 56 buildings, and which has moved into the UK retail market. Hammerson has considered a bid for MEPC but there appear to be few synergies between these companies. Around 20% of Hammerson's assets are in Germany and France which means that the portfolio is unlikely to be revalued in a dramatic fashion. Hammerson plans to invest 800 million pounds sterling in five projects but the benefits will take some time to appear.
