From renter to rentier in one generation

Landlords were aided by the United Kingdom Housing Act of 1988 which gave greater freedom in setting rents and made repossession easier. A slump followed in the housing market, with many people becoming landlords when they could not sell their houses. Yields for landlords vary a great deal depending on the property type, and there are risks in investing in real estate. Repair bills may be unexpectedly large, or tenants may not pay rent, and legal action may not be fruitful. Risks can be spread by investing in several properties, or by investing in a real estate company.

MEPC has shed its overseas properties and sharpened its portfolio, with only 3% of lettable space vacant. Jamie Dundas has been appointed chief executive, though the process of shedding the overseas properties started prior to his arrival. MEPC focuses on three sectors in the UK: offices in London, business parks in out-of-town locations in south east England, and retail areas in town centers. Some attention is needed for the retail space, but the other two markets appear strong.
