Industrial real estate investment in Manchester, England, slowed in 1st half 1995 after an active year in 1994. Distribution comprises the most important sector, with food retailers such as Sainsbury and Tesco especially prominent. Manchester has attracted little interest from foreign investors and faces competition from Merseyside which can attract large projects. Industrial land values have risen for prime sites without technical and other problems, reflecting their scarcity.

Manchester, England, has seen the start of construction of a scheme by Amec Developments, Great Bridgewater, in addition to other pre-lettings amounting to some 200,000 sq ft. The schemes have had little impact on rents and tenants are still favored by the Manchester real estate market. This has led investors be be more cautious. There is concern over the amount of inferior second-hand space which boosts supply. Incentive payments are still needed though this could change.

Retailers are showing keen interest in real estate space in Manchester, England. There is a scarcity of prime quality retail space in Manchester, and landlords are less pressured to offer incentives to retailers. There is little space to expand in central Manchester and units are rarely available in the prime area of the center. The approval of a retail center at Trafford Park could strengthen the center if it specialises in quality and niche retailing.
