The United Kingdom commercial real estate market is more active in 1997 than it has been since the end of the 1980s. Rental growth is recovering, and a change to how dividend income is taxed has increased the relative attraction of real estate. Recovery is evident in south east England and London, and can also be noted elsewhere in the United Kingdom. Real estate is likely to continue to perform well due to interest from investors and demand from occupiers, though there is a need for discipline if excessive development is to be avoided.

United Kingdom housebuilding stocks have dropped in value since early Jun 1998. Housing starts dropped by 15% in Jun 1998, a month when UK interest rates were raised in a surprise move. Demand for second-hand homes is also down, according to estate agents, who report fewer enquiries and offers. Interest rates may be raised again and the prospects for the sector are not encouraging over the short-term. Analysts are more optimistic over the long term prospects.
