The UK property market saw a drop in share prices in 1994, following growth in 1993. Rents look set to recover in 1995 and this should boost both revenues and asset values. Companies involved in the London office real estate market should perform well. Interest in mergers and acquisitions should increase. Rationalization could bring benefits such as a reduction in administrative costs. Investors could increase exposure to the UK real estate sector when rental growth appears in 2nd half 1995.

Property firms put their faith in globalisation

The UK real estate industry is affected by price competition, oversupply and low volumes. Rents are unlikely to grow rapidly in the UK due to slack from the 1990s recession. Real estate values are likely to be flat in 1995 and there is less interest from foreign buyers for UK real estate. Real estate markets are recovering elsewhere in Europe and some UK companies are expanding operations to mainland Europe. The globalisation of the real estate industry looks set to accelerate.

Property shares in the doldrums

Shares in UK real estate companies have performed poorly in relation to the stock market as a whole in the year to Oct 1995. Rental growth has only been seen in certain areas, and this has affected net asset values. There is a scarcity of direct property deals. Institutional investment has dropped, and there have been fewer flotations of real estate companies. There are still opportunities for profit in this sector, and they include leisure developments.
