The company has performed well, despite this difficult environment, and argues that it has been able to select good sites, which have mainly been in the more affluent parts of England, in the south. The pubs are flexible, and cater for older people and office workers in the daytime, and younger people later on. The company's image could be affected by lap dancing outlets, but these may be sold.

The company has faced problems with tenanted pubs where tenants have found rent difficult to pay, but the managed house division is performing better. There are 105 tenanted pubs, and the company has nine pubs in addition to two coffee houses which are directly managed. A pre-tax profit of 800,000 pounds sterling is forecast for full-year 1995, and the company's shares are seen as offering good value in Dec 1995.
