Tax clienteles of depreciable real estate investments in the USA
Article Abstract:
Real estate investments are taxed advantageously in the US. Because of this, general equilibrium theory can be used to prove that 100% ownership of real estate by taxable investors is the only acceptable solution in such a market. However, empirical observation shows that a small portion of the real estate market is in the hands of non-taxable investors, such as pension funds, endowments and charitable institutions. A study is conducted to provide an explanation why nontaxable investors continue to invest in real estate despite their ineligibility for tax write-offs.
