Article Abstract:
The government is considering a restructuring of the Federal Housing Administration (FHA) to improve the system of providing affordable housing. The FHA may be given the role of an insurer that would maintain a reserve for mortgage losses. Another proposal involves the restructuring of the FHA into a corporation that would work in conjunction with other private firms. The FHA would retain some characteristics that give it an advantage in dealing with consumer credit, particularly the ability to back up its actions using government support.

Trends in affordable housing
Article Abstract:
The increase in mortgage interest rates for affordable housing is expected to dampen mortgage refinancing and promote the expansion of national home ownership. The Federal National Mortgage Assn., the Federal Home Loan Mortgage Corp. and various housing organizations have developed various programs to allows borrowers to qualify for housing loans. They include alternative methods for paying mortgages, use of tax-exempt bonds to finance loan purchases from lenders and selling the securities to the issuing agency.

FHA at a crossroads
Article Abstract:
The Federal Housing Administration (FHA) was established in 1934 as a program that would provide mortgages for housing. It allowed families to borrow money for house construction on a 20-year credit term. The FHA has since been modified to meet even the need for multifamily housing despite the greater risks involved in high loan-to value rations prevailing in the 1950s and 1960s. Currently, the FHA underwriting efforts have been limited by funding and a commission has been charged to restructure the agency.
