A study of the impacts of zoning on housing values over time
Article Abstract:
Housing unit sales prices are analyzed for a 24-year period (1957-1980) in the City of Vancouver, British Columbia to determine the extent to which land use and zoning classifications affect sales prices. The research reveals that the economic impact of land use and zoning policies on housing units' desirability is not consistent over the long term in either magnitude or direction. This conclusion implies that the negative externalities usually assumed to accompany certain zoning ordinances may not in fact exist and that zoning may not be justified as a control over these negative externalities.

The price elasticity of the supply of single-family detached urban housing
Article Abstract:
Price elasticity research relating housing prices to housing supply for certain areas has, in the past, been inaccurate due to researchers' use of aggregate housing supply and demand data. Aggregate data work to reduce the effect of higher volume housing areas on price elasticities observed. Research into housing price elasticity attempts to improve upon previous studies by substituting data obtained through cross-sectional analyses of 61 US urban areas between 1976 and 1981, for a total of 223 observations. The research indicates that supply elasticity is infinite.

Filtering and housing markets: an empirical analysis
Article Abstract:
The question of whether filtering occurs in housing markets is analyzed empirically. The history of the concept of filtering is briefly reviewed. The most controversial and relevant question about filtering is whether price declines for a given quality of housing when demand for that quality of housing declines due to new construction. This phenomenon is then tested by examining the change in low-quality housing occupancy due to private housing construction. The results indicate that filtering does occur in housing markets.
