Bargaining over residential real estate: evidence from England
Article Abstract:
A new data set of individual residential property transactions in England, where the main novelty of the data is the record of all listing price changes and all offers made between initial listing and sale agreement is presented. The data provides a more accurate picture of the process by which residential properties are transacted and offers theoretical frameworks for the study of the strategic interactions between buyers and sellers.

Reinvestment in the housing stock: the role of construction costs and the supply side
Article Abstract:
A study undertaken on the question of house owners investing in renovation, if property value is less than construction costs reveal that they will not do so, if constructions costs are higher. It is advised that supply schemes for reducing construction or replacement costs should be implemented, which would boost reinvestment in places where market values are almost at par with construction costs.
