The existence and capitalization of neighborhood externalities: a reassessment
Article Abstract:
Research examines the inability to measure the capitalization of negative neighborhood externalities in residential property values using disaggregate data. The relationship between neighborhood externalities and residential property values may have been mis-specified in previous literature. The mis-specification would have led to the lack of capitalization. A new specification is proposed and tested.
