Prospective housing conditions: inspect now, save later

Any personnel managers who is responsible for employee relocation services should make sure that prospective homes are thoroughly inspected by qualified individuals. A house that requires major repairs may adversely affect the employee-owner's productivity. Reputable home inspectors are impartial; the home buyer should be wary of contractors who pose as inspectors in order to get clients and unethical inspectors who recommend the services of a specific contractor. The experience and the reputation of the home inspection service should also be checked. The home inspection should cover the following areas: central heating and cooling systems, interior plumbing and electrical systems. The walls, ceilings, floors and foundations should be checked for structural soundness, and the roof should be checked for water damage as well as for soundness.

Housing cost differentials help ease relocation stress

An estimated 350,000 corporate-sponsored relocations took place in 1987. Relocation specialists are facing resistance by some employees to assignments in high-cost locations. These less-popular areas with differentials in housing price include the New York area, Los Angeles, Boston, San Francisco, and Washington, D.C. Options for financial assistance include unsecured loans, second mortgages, and shared-equity loans that require substantial corporate commitment. An evaluation of total living costs can be the basis for the relocation differential, and indicate the feasibility of the move for the employee and the company. Financial assistance to cover the relocation differential is usually paid during the first three years at a new location.

Real estate inventories: time is money
Article Abstract:
Real estate inventories will add substantial costs to any employee relocation program. These costs can be reduced by shortening the amount of time that the home is on the market, by promptly attending to all maintenance and repair work, staying in contact with the real estate agent, responding promptly to purchase offers, and following bank loan procedures.
